Expense Management
Let us pay the bills for you with our hands-off bill payment options for things like your mortgage, insurance, and utilities.
We recommend a minimum reserve of $500 per rental unit for unforeseen expenses.

Management Fee Overview
- Full prospective tenant screening reports include:
- Credit, Criminal Background, Judgements, Collections, Evictions, and Bankruptcy history
- Verify income, employment, and rental history
- Tenant Identification and Placement Management
- Professional photography offered for all new listings
- Application collection and processing
- Screening of all applicants
Provide all necessary material to Owner for proper transition prior to tenant move-in.
- 10% monthly management fee of gross income received
- $350 flat fee for new leases signed and executed. New lease fees are prorated for leases less than 12 months.
- $250 flat fee on all lease renewals
- Non-12 month leases charged at a higher rental rate
- 10% labor markup on all 3rd party vendor billing
- 50% of late fees collected, owner receives the other 50%
- 100% of application fees to cover the screening process long-term tenant Management
Summary of Management Services include, but are not limited to:
- Collection of rents
- 24-hour maintenance: coming 2025-2026 subject to location availability; otherwise, PMs handle all maintenance calls.
- Monthly reporting
- Financial tracking (income & expense)
- Year-end financial report for taxes
- Scheduled maintenance management services
- Owner check disbursement on or around the 15th of the month
- Property/tenant file storage
- Free online access for all tenants to pay rent online, submit work orders and other peripheral services (coming 2025-2026). Tenants also have cash pay options.
- Bill payment on behalf of owner.
